The farmhouse at 2114 Kimbolton Road with roses and a wide veranda
For sale · Feilding, NZ

Country Life, Comfortable, Connected

Welcome to 2114 Kimbolton Road — a rural lifestyle 15 minutes from Feilding & 5 minutes from a decent flat white - where a dog with a big bark and a silent robot roam the lawn.

The pitch

A lifestyle block that gives you a life, not a life sentence

No weekends driving a ride on, lugging chainsaws & spraying weeds. This isn't that.

Sunday morning starts with birdsong.  'Once were paddocks' are tamed 24/7 by a robot driving itty bitty razor blades. The kitchen window frames a field of contented animals  - not ours. Good fences keep dogs, poultry and children safe.  There is time to enjoy good stuff

"It's the country, with fast wi-fi, a pub & a cafe 5 mins away"

The place

What you're getting

The short version, for people who scroll fast and view faster.

Land

A hair over 1 acre

That's 4000 sq metres. A fruit orchard, no-spray vege garden, nut trees, vineyard, heritage cider apple trees. We are talking established, producing - not a "one day/ some day" project. A rooster, hens, a pair of ducks gives you egg hunts, sometimes chicks.

Home

Three beds & 1 bed - two dwellings

Rolled veranda & roses roadside; log fires, gas heater & heat pump keep it toasty inside. A north facing kitchen renovated by people who actually cook.

Sheds

Double garage. Serious hobby room.

Three outdoor vehicle spaces. Tinkering, starting seedlings, drying onions, fishing gear, camping gear, cider making, woodwork, paint - room for all the good stuff.

Water

1000 litres a day direct to your water tanks

No text reminders of every other day 'water restrictions.'

Location

15 min to Feilding, 25 to Palmy

Primary school is a 2 min walk. Secondary school bus stop ditto. Close enough for everything that matters, far enough that only those you love drop in unannounced.

Neighbours

Mostly four legged grazers.

They chew quietly. You get on with stuff (or not) It's a beaut arrangement.

Questions

The ones we actually get.

Is it really rural?+

Kinda rural. The nearest streetlights are two paddocks away at an interseaction - none for 7 kilometres in either direction. Feilding is 15 minutes away; Palmerston North about 25.

How's the internet?+

Thanks to Elon it's fast. You can Zoom, stream, rage-refresh weather forecasts or play 2 HD movies at the same time.

What comes with the land?+

Fenced lawns (3) to keep pets and children safe. Water tank on community scheme, established shelter belts, orchard, vege garden, mini vineyard, poultry, tools & equipment gear by separate agreement.

Do the ducks come with the house?+

The ducks are free agents, in their opinion, and frequently join the sheep next door but they do consider the orchard home base and may be reluctant to vacate.

Price?+

By negotiation. Starting from $810,000 - that's RV of $790,000 plus chattels. Serious enquiries only, please — 'just having a look' is a perfectly fine reason to visit, but let's not both waste a sunny day. Included and by negotiation chattels in PDF .
